Price discovery before you negotiate

Use live listings as comparables: same area, similar beds and size, and comparable building quality. If there are few listings, widen a little, but keep the range easy to explain to a seller or builder.

  • Anchor on the median asking price in that set, not the cheapest outlier.
  • Separate “asset price” from fit-outs, parking, and transfer costs so you compare apples to apples.

Offer structure that moves the deal

Strong buyers combine a clean token or earnest money, a realistic payment plan, and quick checks. Sellers respond to certainty. Vague “best price” messages rarely win.

  • Prefer written asks with clear contingencies (loan, title, approvals).
  • For resale, time-bound exclusivity on negotiation can reduce gazumping risk.
  • For new supply, ask for milestone-linked demand letters instead of lump-sum upfront where possible.

Walk-away rules

Decide your maximum all-in budget and a “no regrets” walk-away price before the site visit. Negotiation gets emotional; the spreadsheet should not.
