The true monthly outflow of renting is more than rent. Here is how to plan deposit, brokerage and move-in cashflow.
Map the real monthly outflow
Rent is only the headline number. Maintenance, parking, and society charges can add meaningfully to what leaves your account each month, so model the full figure before you fall in love with a flat.
- Deposit in many metros ranges from 2 to 10 months of rent — confirm early.
- Factor brokerage (often ~1 month) and painting / cleaning deductions at exit.
- Check whether maintenance is included in rent or billed separately.
Read the agreement like a buyer
A rental agreement sets your lock-in, notice period, and escalation. Reading it carefully upfront avoids expensive surprises later.
- Lock-in period and notice period — both protect the landlord and you.
- Annual escalation clause (commonly 5–10%).
- Clear scope for deposit deductions so exit is predictable.
